USR14-0038 proposes a RV and boat storage facility to be located north and adjacent to the railroad tracks and west and adjacent to County Road 27 near the intersection of County Roads 64.5 and 27 in the settlement of Bracewell northwest of Greeley.
This business proposes to store up to 300 RVs and boats. In addition, there will be a caretaker's building, a 7,500 gallon dump station, a 6 foot tall chain link fence surrounding the facility and lighting for security and operation. The business will operate 24 hours a day, seven days a week and estimated traffic to the business could be as high as 150 vehicles per day.
Nearby property owners are concerned about the 24/7 hours of use, the lighting at night, and the increase in traffic and congestion. There are also concerns about safety as the entrance to the facility is located near a small hill and the exit is adjacent to the railroad tracks and near the intersection.
Property owners are also very concerned about loss of their mountain view, loss of rural character, and potential decreases in property values. Surrounding land use and zoning is agricultural and residential and this business does not seem to be compatible with these current surrounding land uses.
We, the undersigned, are deeply concerned about the proposal for a RV and boat storage facility and dump station to be located in the Agricultural Zone District west of and adjacent to County Road 27 approximately 0.3 miles south of County Road 66, north of the intersection of County Roads 64.5 and 27, northwest of Greeley referred to as USR14-0038.
We strongly urge our public officials to deny this proposal.
