Currently, Texas short-term rentals (STRs), or vacation rentals, are regulated under different local laws and ordinances. This patchwork of regulations creates confusion for homeowners renting out their property, and visitors looking for affordable accommodation. In some cases, municipalities go so far as to ban the activity outright, depriving homeowners of their property rights, denying communities access to tax revenue, and curbing economic freedom across the state.

Vacation rentals serve an important function in Texas. They allow visiting families and travelers to stay together under one roof, whether in town for a hunting trip or college graduation. These rentals drive visitor spending to our local businesses, generating $1.5 billion in economic activity and supporting 16,000 permanent jobs. Local restaurants, retailers, and other small businesses all benefit from STR visitor spending.

The Texas State Legislature will soon vote on legislation to establish statewide guardrails for local short-term rental regulation. These standards would protect the rights of Texas homeowners and preserve the economic benefits STRs bring to our businesses and communities. Legislation filed by State Sen. Kelly Hancock and State Rep. Tan Parker would create this common-sense framework while upholding the right of local governments to regulate STRs for purposes of health, safety, and nuisance.

Please support fair, statewide standards for local STR regulation in Texas to protect the property rights and economic freedom of all Texans.

We, the undersigned, call on the Texas State Legislature to pass Senate Bill 451 and House Bill 2551 to establish fair, statewide standards for local STR regulation.
