The developers of the Baden Resort Hotel and Spa are applying for re-zoning approval from the City of West Kelowna for land adjacent to Shannon Lake Road and Shannon View Drive.
Currently, the land is zoned for residential development (R3). The application would amend the Official Community Plan and city zoning by-laws to reclassify the land to comprehensive development (C6 - commercial hotel).

We want what you want: a thriving, healthy city that is well planned ensuring liveability for today and for the long term. A hotel project in any established residential neighbourhood is not in the best interest of its residents nor the city.
• The proposal is a deviation from the City of West Kelowna ‘s OCP and zoning bylaws. Rezoning would be equivalent to "changing the rules in the middle of the game."
• The characteristic and aesthetic integrity of all residential neighbourhoods needs to be respected. Shannon Lake is a quiet, family-centred neighbourhood.
• The city is experiencing unprecedented growth in population. Housing availability is at an all-time low. Reducing residential zoning would not be in our city’s best interest.
• A commercial development of this magnitude would increase demand on infrastructure such as roads, sewers, water and traffic. There is only one entrance/exit via Shannon Lake Road and Shannon View Drive already services over 100 households.

We are in support of commercial development that would bring economic growth, tourism, and jobs to West Kelowna, however, the proposed location is too far removed from the Westbank town centre, tourism (wineries) and lakeshore to maximize economic benefits. Our zoning bylaws and neighbourhoods need to be respected.
