SAVE Our Golf Course and Community

We the undersigned Demand that the current golf courses in our community be kept as golf course uses only and cannot be allowed to build houses or condominiums, etc. on top of the golf courses.

Petition Issue Statement:
The Rhodes Ranch homeowner community is confronted with a situation many other golf course communities are facing across the country – today many golf courses have more value to developers as home lots than they do as functioning golf courses. Recent plans have been announced by Century Communities to convert portions of four golf holes into 32 housing lots (or more), a move that comes with only detrimental consequences to existing residents. Three critical concerns to every existing resident are:

1. The sale or development of golf course land and conversion of that green space to housing is detrimental to our current livability. This negatively affects every homeowner’s value when the curb appeal of our community is tainted by a poorly planned golf course infill housing project located where residents, guests, and prospective home buyers enter the main gate.
2. The gate condition is already unacceptable. Residents have concern that the existing gate system can barely handle already platted and approved lots in Rhodes Ranch when the current plan is fully built out. The community’s gated access is at capacity.
3. Prior history indicates this won’t be the last event of converting golf course land to housing lots if this effort goes unchecked. This may not be affecting your home’s view or your neighborhood, but if this proposed development occurs, it’s highly likely that more golf course property will be converted to housing.

Action must be taken immediately by all homeowners to understand and mitigate this golf course housing proposal as it poses serious economic harm to current residents. The housing proposed is not an action of our community HOA, but is Century Communities’ plan as developer. Awareness and organized action is essential to protect the property equity and home marketability for all Rhodes Ranch homeowners.

Rhodes Ranch 社區的業主及居民正面臨一亇與其他 golf 球塲社區同樣的趨势, 那就是建築商都想將 golf 球塲改建成住宅以圗暴利。目前, Rhodes Ranch 的建商, Century Communities, 己宣布他們計畫将一部份的 golf 球塲土地、劃分為至少 32 塊住宅建地。這亇計劃將嚴重影响現在 Rhodes Ranch 的業主及居民的經濟利益。 目前,我们有三亇最嚴重的憂慮及攷量:

1. 將部份 golf 球塲用地賣出并改成住宅用地將嚴重危害我們目前的生活。它的影响是極為負面的。這是因為一旦成真, golf 球場的景覌將被破坏,尤其是建商宣布的兩塊建地正座落在距社區大門不遠處。所有居民及來訪的客人, 買房者都會經過大門。
2. 現在大门警衛的情况已顯不勝負荷。業主們擔心, 如若已計劃新建的房子一旦全部完成, 社區大门的安全人員將無能為力, 安全堪虞。
3. 就以前的經驗, 宣布申請的 32 塊建地決不会是到此為止。如果這亇申請通過了, 以後餘下的球場用地將会逐步的变成新建住宅。
我們業主及居民必須團結起來反对并阻止這一申請, 因為它將會在經濟上嚴重損害 Rhodes Ranch 的業主及居民的利益。這個 32 棟新建住房的申請并非 HOA 的提議, 而是目前的建商, Century Communities. Rhodes Ranch 的業主及居民必需暸解、唯有團結起來以行動來保護我們的房產權益及未來賣房的市塲。
