The Owner of the property located at 17 Walden St (aka Muffin Town) is proposing the construction of a 16 Unit Residential Development. The Winthrop Town Council recently approved the application of the Special Development Overlay District (SDOD) for this 19782 sf parcel of land. The SDOD allows a significant and generous increase in the amount of residential units beyond what would be allowed without this preferential district designation. For example, current zoning requires 10,000sf of land for a two family and 7500 sf for a single family; without the SDOD this lot would only be allowed to subdivide into two lots; one containing a two family structure on 10,000 sf and another containing a single family structure on 9782 sf.
Now that the lot has receive preferential zoning in the SDOD, new multifamily residential construction is allowed at one unit per 2500 sf of land or 7 units and the Planning board by Special Permit may allow up to one unit per 1800 sf of land or 10 units. In comparison, This site is surrounded by single family homes on lots of 6000-10000 sf.
We, the undersigned, request that the Town of Winthrop Planning Board limit this project to 7 residential units as allowed by right under the recently adopted preferential SDOD zoning district and withhold the issuance of a special permit for this project to increase the number of units beyond 7.
