An application development has been received by council to sub divide the block of land at 17 Beaconsfield Drive, Burleigh Waters.

The developer seeks to divide the block into two and replace the single dwelling on the current block, with two dwellings.

There are many reasons why this development should not be approved. These reasons are as follows:-

• Current planning states that blocks should be 600m2 in order to fit into low density residential
• This development would create blocks of 420 and 421 m2.
• This would effectively start to change the density level of the area due to the creation of smaller blocks and more residents in a defined area.
• These smaller block sizes contravene council’s current city plan. Even if there is an intent to amend the city plan, this city plan has not yet been updated to allow these smaller blocks and any such update to the plan should undergo a full review and consultation process with the community.
• It should not be up to one developer to assume that the council will or should make these changes to the city plan.
• A development such as this will have adverse amenity impacts and is not compatible with existing surrounding developments/dwellings. All of the properties in the area are single residence with block sizes of 700-1200m2.
• Allowing this proposal will create a precedent whereby homes can be built on smaller and smaller blocks. Over time this will increase the number of homes, residents and vehicles, and increase the amount of traffic in the area.

We, the undersigned, call on the Gold Coast City Council to halt the approval of the proposed development for the site at 17 Beaconsfield Drive, Burleigh Waters, 4220.

If this proposed development is approved, it would see the site sub-divided into two blocks. Currently it is one block.

Current Gold Coast City planning states that blocks should be 600m2 in order to fit into low density residential.

If this development goes ahead, each block would be approximately 420m2.

This is significantly smaller than the current zoning for this area, and if the development goes ahead, it will pave the way for further developments of a similar nature.

If such developments of this nature continue to be approved, then our locality will move from a low density area to a medium or high density area.

The impact on traffic, parking, ammenities, etc, will be significant and have a negative impact on the community.
