Unfortunately, the Federal Hill South Neighborhood Association voted in favor of writing a letter in support of the two zoning variances that were being requested.
However, a group of concerned residents from Cross and William Streets presented a subsequent petition to the Board of Municpal Zoning Appeals (“BMZA”) at the hearing on Tuesday 18th November, opposing the granting of the variances at this stage of the process.
After considering all of the evidence, the BMZA has set aside the Variance Application for 1111 Light Street until the results of the Traffic Impact Study are available for review.
This was a great result for the residents of the neighborhood and we hope it will allow for further open and honest discussion and consideration of the many challenges that we face in regard to parking, traffic, and the affect of the project on the immediate stakeholders.
This petition is in response to the proposed development of the property at 1111 Light Street.
As neighbors, we are concerned about the affect an approximately 80’ high condo building being proposed by Arsh Mirmiran of Mirmiran Atlantic will have on our neighborhood and on our quality of life. This development includes 93 condos with a total of 151 bedrooms, and approximately 18,000 square feet of office space and 7,000 square feet of retail space. Access to the parking lots will be from Weber Street and the 100 Block of E Cross.
All of these occupants, residential, office, and retail, will share the same 107 parking spaces.
It is fair to say that between the residents, commercial and retail tenants, and their guests and customers, an already difficult neighborhood parking situation will worsen significantly.
It is true that the development will replace a parking lot that many consider to be an eyesore. However, this proposed development will exact a heavy price from us, the current residents, in exchange. Due to its sheer size, the proposed development will place a great deal of strain on the existing infrastructure within our neighborhood. Of particular note for the residents is the volume of traffic entering and exiting the development.
We, as property owners and residents of Federal Hill, feel that the proposed development is out of scale with the surrounding fabric of the neighborhood and that the disproportionate size of the construction will place an undue strain on the surrounding area, and in particular, on us. We are not against the development of the property per se, and as such, are happy to work with Mr. Mirmiran to successfully achieve a redevelopment of this space that respects its neighbors, rather than simply towering above them.
Until the scope and impact of the proposed development is significantly reduced, we ask that you, the Federal Hill South Neighborhood Association, not write a letter in support of 1111 Light Street.
