I have been a resident of Worcester for 30 years and specifically chose Worcester Township as home because of the country and rural surroundings. At the time there was a "zero growth plan" in the township.
Proceeding with such a change would be a breach of promises to residents and landowners creating detrimental congestion to the township.

I believe it is prudent that the residents of Worcester speak up and out about the expansion of development. Since 300-400 residents presented to the Dec 12 meeting it seems that this new and any new development ideas are overwhelmingly opposed. Should further expansion occur our little “quiet” neighborhood will be turned into a drive through for hundreds more cars and our little country road will be turned into a 4 lane highway. Growth can be positive However overgrowth in a compact area is detrimental. Additionally and a reason my family moved here is the open space policy of the township. Has this plan been reversed? I believe not. The board needs to understand that the people have and continue to speak. The word is NO. No more no less. Keep the land open and then Into more parks or open space. Keep our quant town as is. To the members of the board we have spoken and you as the assigned representatives need and will listen. As a democracy dictates when the public opinion is against, all are against. Enough taxes are collected and more is not necessary. Keep Worcester the town as it has always been intended. Open, quit, and liveable. It’s bad enough you allowed the cheapness that comes from toll brothers development. As a current home owner in a toll brothers home I can unfortunately attest to the shoddy and cheap construction toll brothers brings to an area. No more cookie cutter developments can be allowed as this will eventually bring the home values down significantly once buyers see first hand. A proposed zoning Ordinance coming before the Supervisors on December 12th, would increase development density allowances for the entirety of Center Point, and do away with the Township’s long held vision of abundant open space, historic preservation, and village like commercial-residential buildings, around the intersection of Skippack Pike and Valley Forge Road.

The Supervisors should go back to the table, working with the township Planning Commission and residents to select zoning standards for Center Point that:
-Preserve open space in the Township
-Avoid excessive housing density (approximately 300 new homes)
-Prevent increased traffic congestion
-Sustain a rural village ambience
-Set architectural standards compatible with our historic village
-Provide for trails and scenic view-scapes

We relocated to Worcester township from Chicago. The reason we selected this area was due to the strict zoning requirements established to preserve the open space. There are corporate pharmacies, gas stations, chain type stores in every direction within a 5 mile radius of this area. Moving forward to preserve the integrity of the community should be paramount in decision making. Supervisors need to be creative and develop a plan to attract different types of businesses or shops to offer a unique and interesting area to lure shoppers in to visit. Vs. becoming like every surrounding community.

This Ordinance will open the door to a mega CVS and 300 townhomes, taking over open space and worsening traffic. It is not good for our township.
