There is the opportunity for an exemplar redevelopment and new community focus, or just some more bland apartment units that we are seeing all over Southwark.

Obviously finances mean that the rest of the site will be flats etc, but all the more reason for restoring some shops and cafes to service both them and the wider community.

The area has already been developed with modern high density urban multistoried residential accommodation and has practically no older archtitectural buildings left to vary the monotony of the concrete and high rise buildings. The current national consensus is to attempt at all costs to retain small shopping areas for the covenience of local residents and this example in Manor Terrace is one worth preserving.
Please do not let be destroyed for the sake of modernism and mass housing.

It would result in the deprivement of the local children having their environment depleted of things of cultural and environmental beauty.
Having looked carefully at the back of the Terrace I feel that it could be up-dated to make wonderful dwellings for local people and if the fronts could be used to help yougsters with suitable places to have safe places for e.g. exercise, home work and library facilities and a coffee shop. nursery and possibly other small convenience stores, hairdressing ect. So many things could be most attractive and in keeping with the wonderful shape of the Crescent. Once gone the whole area will loose its unique atmosphere. My father, Harry Morrish, took over the business following the death of his uncle, Sidney Herbert Morrish, in the 1930s and ran the business until his own death in 1976. I spent the first 26 years of my life living there and often helped out after school and at weekends. Following a recent visit, my wife and I recalled that during the 1950/60s there were at least 30 shops within walking distance of the excellent facilities provided by the shops in this terrace. Nearly 40 years of neglect! What a waste!

We don't want more faceless housing blocks when we have robust buildings that can be revitalised and used to re-focus the community away from Walworth Road and Kenninton Park Road and the tube station. Look at how Pullen's Yard is now a thriving centre for local business and community. With creative thinking this could be an amazing opportunity to regenerate the area and the entrance to Pasley Park. A chnace to regenerate from the centre of the residential area and continue what Walworth Garden Farm has already started. New blocks of expensive flats will do nothing for local people who could not afford them. Shame on you Southwark Council - have some vison!

The Guardian recently published a serious article enthusing about the Elephant as a place to live (http://www.guardian.co.uk/money/2012/jul/06/lets-move-to-elephant-and-castle-walworth?newsfeed=true) but commented in passing on the "vile new build flats". This is a damning reflection of the council's planning decisions, and the delays that have led to blight and the rushed decision making on the early homes sites. We should not allow another site to be bulldozed and crammed with plastic-cladded "competition winning" monstrosities that have been permitted near the Heygate and overshadow pavements and open space. We should encourage the council to use this as an example of sustainable refurbishment, minimising demolition, and allowing affordable shopping and community facilities to set up.

Times change, but sensible use of the existing housing stock might save the council money and preserve some of the heritage that makes Southwark (I visit the Northern United States and Americans always want to know about "South Wark" when they learn that I live in Peckham).
I ask that you make every effort to preserve these buildings as I believe that there is room for modern architecture without destroying what is left of the past (ref. BBC/Open University “The Secret History of Our Streets”)
