Bad tenants are raising the cost of housing for all. I don't know what the answer is for housing people who don't pay, trash their units, etc. but I do know it shouldn't be up to landlords to be stuck with them for months!!! If there's good reason for them to be notified to leave then they need to leave in a timely manner so we can cut our losses early on! Common sense! It's not for lack of screening. Some of these tenants are pretty clever. Scammers actually!

The costs are far above the 15K mark paid to lawyers and that doesn't include the loss of rent of $1,500. per month that I don't have to pay off a mortgage. This house was a foreclosure that was stripped to the studs and completely redone including new plumbing and wiring. He called the cops the last time I tried to have the lawn mowed. This is not a fair system - and it was hard for me to even pay my bills for 2 years. The stress was/is unbelievable! These are people that have the money to pay, yet they don't and know how to use the legal system. I have lost total control of my property. I hear of continual need for affordable housing. If landlords didn't incur loss of rents while having many expenses including utilities major repair costs, legal fees, etc, we could afford to set rents lower. Unfortunately, like in retail theft, good tenants are paying extra to help cover the non-paying destructive tenant. There are many expenses involved in home ownership. The profit margin isn't what is perceived by those not in the business. If someone drove off without paying for gas after pumping, the police would be called and it would be investigated at no cost to the business owner. Non-payment of rent should be considered theft! Yet it's up to individual landlords to hire a lawyer to pursue what's owed to them and usually still not get anything. It's a conscious choice by the tenant not to pay the mutually agreed upon rental amount. If they can't afford it, they should look for another place. It's not up to landlords to let people live in/on THEIR properties until the eviction finally happens months and thousands of dollars later or have to do their own "checkbook eviction" by giving tenant money to leave in addition to not putting a claim on money owed and damages. No other business carries a burden as big as rental property owners do. It's time for people to take responsibility for their actions! We need the support of law makers to improve the rental market for our communities. This alone will be big step in the right direction toward providing decent, affordable housing offered by private businesses rather than public housing that comes at a tremendous cost to taxpayers. Lets work together on this!

Mandatory that tenants remove all of their belongings when they vacate the dwelling. Says No pets, No smoking then tenants need to comply.
